Spring Valley, located in East County between La Mesa and El Cajon, is 15-20 miles from Downtown San Diego. The landscape varies from hills to valleys, giving some residents fantastic views. Two communities within Spring Valley are Mt. Helix and Rancho San Diego, each with its own unique style. Spring Valley real estate is a combination of condominiums and affordable homes spread out over nearly 14 square miles. It is the largest un-incorporated community in all of San Diego County.

Kids attend the La Mesa-Spring Valley School District and the Grossmont High School District which rank between the 60th and 90th percentile in the state. The Spring Valley Community Center offers courses for residents of all ages, a senior program with social events, a full gymnastic program, dance classes, a preschool, summer camp and an adjacent park that provides for a wide variety of outdoor activities. Each 4th of July, fireworks for the entire community are held at the community center.

“Operation Downtown” is a volunteer project to revive the Downtown Village business district of Lemon Grove, just two miles away. This project has generated many large and small businesses into the region. Home Depot dots the Broadway Business District and restaurants are moving in to serve the many patrons that this wave has produced.
