Park Blvd: located on the corners of Island and Park in the East Village, Ballpark District. Park Blvd. is a mid-rise complex of steel-frame/wood construction, and was completed by Western Pacific Housing in 2005. Park Blvd is right along the 12th Avenue Park-to-Bay Link, and is a couple blocks from Petco Park. HOAs are moderate relative to other downtown properties. Highlights include: the complex is interesting, as it has traditional apartment style condos mixed in with unique ground and top floor loft units featuring: unique floor plans, high ceilings, spiral staircases, and rooftop terraces. Park Blvd features both Interior courtyard and street facing units. Because it is a steel framed/wood building, the buyer needs to pay close attention to common walls (as noise attenuation issues could affect value). Additionally, the complex is along the Park-to-Bay Link requiring the buyer to analyze the impact of the trolley stops. Park Blvd is still a part of the transitioning neighborhood with lots of surrounding construction, so the buyer needs to be patient while realizing there is an upside potential for price appreciation.
